Most of the Garner houses we work on have been improved steadily over the years. Windows get replaced, attics get insulated, an older furnace makes way for a modern heat pump. Each of those changes makes the living space tighter and more efficient, which is exactly what they are supposed to do.

What rarely gets upgraded at the same time is the crawl space. So the house above becomes sealed and controlled while the ground beneath it carries on as an open, vented, unconditioned space with bare soil. The gap between those two halves is where the moisture problems start, and it widens with every efficiency improvement made upstairs.

Garner sits on the same heavy Piedmont clay as the rest of southern Wake County, and clay holds water at the surface rather than letting it drain away. On the older lots common here, the original grading and gutter runs were sized for the house as first built, before additions, patios, driveways and decades of settling changed where the water ends up.

In practice that means a downspout emptying beside a foundation wall, or a flower bed built up against the siding, is doing more damage than anything happening indoors. It is also usually the cheapest part of the job to put right, which is why we look at the outside of the property before quoting work on the inside.
